Coastal Acres Campground. “In the Shelter of Cape Cod’s Sandy Arm — Your Port o’ Call.” The motto of the Coastal Acres Camping Court — as it used to be called — had the pleasingly anachronistic ring of a place that’s endured the changing fashions of Cape-end vacation styles.
The developers were Manuel George “Captain Manny” Phillips (1918-2001), a Provincetown native who became a towering figure of the fishery, and his wife, Germania “LaLa” (Captiva) Phillips (1921-2015). His purse seiner, Silver Mink, brought in a record 250,000 pounds of tuna one day in 1959. Captain Phillips opened the 15-acre campsite in 1967 and sold Silver Mink. When he retired from Coastal Acres in 1974, Mrs. Phillips took over the management, then turned it over to her daughter, Paula J. (Phillips) Perry (1945-2017) and son-in-law, Richard Perry.
Coastal Acres Campground L.L.C. of Hyannis, managed by Christopher D. Wise, J. Bruce MacGregor, Molly O. MacGregor, and Catherine O. MacGregor, purchased the property in 2016 for $4.2 million. Most of the land is associated with the lot at 76R Bayberry, which has 15.19 acres. Running along the western edge in a kind of angular L-shape are the 8.312 acres attributable to 74R Bayberry. Open space advocates have said that the combined 23.5 acres amount to the largest undeveloped parcel in town.
Paul deRuyter, who was associated with Bruce MacGregor in the acquisition, told the Banner in October 2015 that the new owners would continue to operate the property as a campground, “understanding the important role that this has played in the town’s economic model. At the same time we hope to explore related opportunities with respect to workforce housing and rental housing in general.”
